Garage Door Perimeter Weatherstrip in Humber Valley

Every time the door closes there is a rubbing squeal along one side, and the flexible fin has folded under itself and torn. Someone painted the trim last summer and painted the seal with it; now it is stiff as a board.

In plain words

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.

Sound familiar?

The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place. Along the top there is a gap you could slide a finger into, and the cold pours through it.

How the visit goes

  1. 1

Trim, cladding and where water gets behind

The seal shares the jamb with brickmould, siding, capping and old caulking, and water that gets behind any of them ends up in the wood the strip is nailed to. The technician follows the joint between stop and trim looking for cracked or missing caulk, capping that funnels water down the jamb face, and gaps at the sill where meltwater collects. These are small things to correct while the old strip is off and the surface is bare, and they are what stop the fresh wood from going the way of the old. Anything larger, such as damaged siding, is pointed out for a separate decision.

  2. 2

Cycling the door and sealing the joints

Once all three lengths are on, the door is run through several full cycles by hand and then with the opener, while the technician watches each fin for catching, folding or rubbing and listens for a squeal. The daylight test is repeated from inside with the lights off. Any joint between the new stop and the trim or brickmould where water could get behind is caulked with an exterior sealant, and the fin is wiped with a silicone spray to cut the odds of ice bonding it to the door. The old material is bagged and removed, and the household is walked round the finished opening.

  3. 3

Slush, salt and the bottom of the jambs

The lowest part of each jamb is where the weather does its work, so a little attention there protects the whole seal. Push slush away from the jambs when clearing the driveway rather than piling it against them, and rinse the salt off the bottom of the stop on a mild day. Keep the joint between the jamb and the sill caulked so meltwater runs off the face instead of behind it. If a section of jamb was replaced, keep its paint or PVC surface intact. A dry jamb base holds its fasteners, and fasteners that hold keep the seal tight.

In the van

  • Exterior screws and weatherproof staples
  • Vinyl stop moulding with integral seal
  • Jamb repair lumber or PVC trim
  • Epoxy consolidant and exterior primer
  • Utility knife and mitre saw

What affects the quote

  1. 1

    Number of doors

Two or three doors on the same property share the set-up time and are quoted together, usually at less per opening than a single door on its own.

  2. 2

    Corner detailing

Mitred corners on a one-piece stop, or fitting round an unusual trim profile, take more cutting and fitting than butted corners on a plain jamb.

  3. 3

    Weather on the day

Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.

Same fees day, night or weekend.

Garage Door Perimeter Weatherstrip: questions

Advice · (289) 804-5732

Can I paint the new seal to match my trim?

Paint the rigid parts only. A wood stop can be painted before the fin is fitted or with the fin masked, and a vinyl stop needs no paint at all. The flexible fin is left bare, because paint fills it and stiffens it, and a stiff fin cracks well before its time once cold weather sets in. Seals come in a range of colours so the fin can match the trim without a brush.

Can you replace just one side or only the top piece?

Yes, a single damaged length can be replaced when the rest is sound and still soft; the new piece is matched to the existing profile and colour and its corner is overlapped with the neighbouring fin. When the whole set is the same age and the others are hardening too, replacing all three at once gives an even seal and saves a second visit, and the technician will say which applies.

How do I stop the seal freezing to the door in an ice storm?

Wipe the fin with a silicone spray or a silicone lubricant on a cloth in late autumn and once or twice through the winter. The film cuts the odds of meltwater bonding the fin to the cold door face, though a hard freeze can still catch it. Avoid oil-based products, which soften vinyl. If the door does freeze to the seal, let the sun or a little warm water free it, dry the spot afterwards, and avoid forcing the opener.

What the census means at the door

58%

Older homes. About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Wiring in an older garage may be a single outlet on the ceiling shared with the light, so a new opener is chosen with that in mind, and a battery backup covers the door during a power cut. The technician looks at the outlet before recommending a unit.

23%

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

Where most residents live in attached homes, a technician's day includes coordinating with neighbours: parking the van without blocking a shared lane, keeping noisy work to reasonable hours, and finishing a door in one visit so the row is not disrupted twice.
