The whole system, not just the opener. What is the difference between a tune-up and a safety inspection?
An inspection looks and reports; a tune-up looks, reports and then does the maintenance. Both begin with an observed cycle and a check of hardware, balance, sensors and reversal. A tune-up goes on to tighten fasteners, lubricate the moving points, adjust the opener and align the photo-eyes, and it may swap a worn roller or a bottom seal on the spot. What information helps when I call?
Say how the door is sitting: fully open, part way, or closed and crooked. What is the track made of, and what sizes are there?

Should I lubricate the chain, the rail or the track?

The track itself should stay clean and dry, because lubricant there collects grit and makes rollers slide instead of turning. How do I know whether my opener is a chain drive?
Look along the rail from the motor head to the door. A chain drive shows a steel roller chain, like a heavier bicycle chain, running along the top or inside a channel of the rail and over a toothed sprocket on top of the head. The belt is fine in summer but stiff and noisy in winter. Why?
Rubber stiffens in cold, so a belt in a detached garage behaves differently at minus twenty than in July.
