Photo-Eye Sensor Alignment or Replacement
Someone backed the car in a little too far, a bin or a bicycle brushed the track, and since then the door starts to close and comes back up. One sensor now sits at a slightly different angle from the other.

Never bypass, tape over or relocate the sensors to make a door close; a door that reverses is reporting something worth fixing.
In plain words
If your opener has no sensors at the floor, that alone does not date it, since a pair can be missing, removed or never reconnected; the technician identifies the model before deciding whether a pair can be restored or the operator itself needs replacing. The visit is still worth making: the technician tests contact reversal and sets out what a modern operator brings, including a matched sensor pair, force reversal and a monitored circuit that holds the door open until the beam clears. Where sensors are present but tucked up beside the motor, they are returned to the doorway where they belong.
How the visit goesThere are no sensors at the floor at all, or a previous owner has wired the pair together up beside the motor so the beam never crosses the doorway. A home inspector has just pointed it out.

How the visit goes

- 1
Brackets and height on both sides
The two sensors have to sit at the same height, level, and facing each other squarely, no higher than about 15 cm (6 in) above the floor so the beam catches a small child or a pet. The technician measures both sides, because a bracket that has slipped a couple of centimetres down a track leg is enough to lose the beam. Each bracket is checked for bends from a bumper or a bin, for loose carriage bolts or wing nuts, and for rust where salt slush has sat against it for winters on end. A bracket screwed to a wall or the floor is checked for anchors that have worked loose.
- 2
Repairing the wire run
Damaged wire is dealt with in whole sections rather than patched at a single point. A pierced or chewed length is cut back to sound insulation and either spliced with proper connectors or, more often, replaced from the sensor to the nearest good junction. Where the run has failed in more than one place, a fresh two-conductor wire is stapled from the motor housing across the ceiling and down both sides of the opening, kept clear of the track, hinges and the door's travel. At the head unit the pair is landed on the correct low-voltage terminals with polarity confirmed, and the sensor lights are checked before anything is tidied.
- 3
A door that closes from the driveway again
The change you notice first is the ordinary one: you press the remote from the car, the door goes all the way down, and nobody has to stand in the garage holding a button. Behind that is a beam that is once more crossing the doorway at the right height, a pair of sensors that agree with each other, and an opener that is no longer flashing a warning every time you ask it to close. The door still stops and returns to open whenever the beam is broken, which is exactly what it should do, and now it does that only when something is genuinely in the way.

What affects the quote
- 1
Winter conditions on the day
Snow and ice packed against the brackets, a frozen bottom seal or a frozen floor where anchors must go all add a little clearing and care before the sensor work itself can start.
- 2
Corrosion reaching the head unit
Where salt and water have travelled up the wire to the terminals, or the sensor terminals on the board are damaged, the repair extends beyond the pair and that is set out separately.
- 3
Number of doors
Each opener has its own sensor pair and wire run, so a double garage with two doors is two sets of checks, two possible pairs and two rounds of testing, quoted per door.

Photo-Eye Sensor Alignment or Replacement: questions
Can any sensor pair be used with my opener?
Not any, no. Sensors are matched to the opener's make and generation, and a board from one era may ignore sensors from another even when the wires fit. The technician reads the model from the head unit label and fits the pair listed for it. Some operators accept a documented universal pair, and those are used where the maker lists them as suitable; on a very old unit with no compatible pair, a modern operator is the way forward.
How long does a sensor visit take?
Alignment, cleaning and a bracket adjustment are done inside an hour on most doors, including the two tests at the end. Replacing the pair adds a little for wiring and setup. Re-running the wire all the way from the motor to both sensors is the part that stretches a visit, especially where the wire is behind a finished ceiling or the garage is full. Having the floor by the door clear before arrival helps.
Do I need to be home for the work?
It helps. The technician needs access to the garage and the head unit, and the visit ends with a demonstration of the sensor lights and the two tests so you know what normal looks like. If you cannot be there, an adult who can open the garage is enough, and the written note left afterwards records what was found and changed. Having the strip of floor beside the door clear before arrival saves time either way.

What the census means at the door
58%
Older homes. About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.
Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.
23%
Single-detached houses make up about 23% of homes in Toronto (2021 Census).
Attached housing frequently has tandem or tight garages with limited headroom and little side room, so replacement openers and tracks are chosen to fit those dimensions. A low-headroom track kit or a wall-mounted jackshaft opener often solves what a standard unit cannot.
